# Airbnb bans required chores on bookings from November 20; hosts pay for the $50 to $200 clean

> The chore ban binds every reservation booked from November 20; the turnover clean it used to buy for free now comes out of the fee, the price, or the host's margin, and Airbnb reports the last print before that around November 5.

*The house-rule rewrite binds every reservation booked from November 20, so the economics of it show up first in the results [Airbnb](https://theinference.org/markets/companies/airbnb) reports around November 5.*

Airbnb [announced on October 20](https://shattered.io/airbnb-bans-dishes-trash-duty-guests-2026/) that from November 20, hosts generally cannot ask guests to wash and put away dishes, strip beds, start laundry, or take rubbish off the property, and no rule can be added after booking [1]. The BBC and Fox 32 ran it as a consumer win; the Daily Mail [ran hosts threatening to quit and calling the rules a "nightmare"](https://www.dailymail.com/travel/article-16229059/airbnb-new-rules-washing-cleaning-backlash.html) [5]. Both missed the money question: who pays for the turnover clean the guest used to do for free?

## The fee stayed, the labor moved

Airbnb's rules [still permit cleaning fees to cover housekeeping, laundry and preparation between stays](https://www.lawcommentary.com/articles/airbnb-bans-checkout-chores-host-rules) [3]. Those fees run from $50 to well over $200 a listing [1]; a $150 fee, mid-range, is illustrative. So the fee a guest paid and then stripped beds anyway now has to buy an actual clean [3].

The host takes it from the fee, from the nightly price, or absorbs it. Enforcement is not soft either: violations can cut a host's placement in search results, and the listing interface already flags prohibited requests in red before a host can save them [3].

## The supply side is already restive

A twelve-year host wrote on Airbnb's forum that the policy "could lead me to withdraw my listing and bid farewell to Airbnb after twelve years" [4]. On [Reddit](https://theinference.org/markets/companies/reddit) and Facebook, hosts are plotting workarounds and calling for a platform-wide strike; [Wired counts strike talk, letter campaigns and rules smuggled into other listing fields](https://www.wired.com/story/airbnb-hosts-are-furious-they-can-no-longer-make-guests-do-their-chores/) [7]. In 2023 Airbnb itself said [more than 260,000 hosts had cut or eliminated cleaning fees](https://techcrunch.com/2026/10/21/airbnb-limits-chores-for-guests-sparking-backlash-from-hosts/) [4].

Most of Airbnb's inventory is individual listings, so squeeze those individuals and some of it leaves, or reprices [2].

## The demand story had already moved

Prior coverage here traced how Airbnb's operator turn, from [the Lark hotel deal](https://www.theinference.com/article/airbnb-turns-franchisor-with-lark-s-75-hotels-the-bill-lands-on-the-90-of-hosts-who-are-individuals), lands its costs on those same individual hosts [2]. The new fact since is the demand tilt: management said on the August call that hotel nights are growing about three times faster than homes, though hotels are still a single-digit share of nights booked (the count of overnight stays guests reserve) [6].

Revenue growth has accelerated, from 12.7% year over year in Q2 2025 to 16.5% in Q2 2026 [9]. ABNB trades at 38.6 times earnings against 22.9 for the S&P 500 [6].

*Chart: **Airbnb revenue accelerated into the quarter before the chore rules bite** Line chart of Airbnb quarterly revenue, Q1 2024 through Q2 2026, in billions of dollars, rising from 2.14 to 3.61 with a seasonal peak each third quarter.*

*Airbnb quarterly revenue, $ billions, Q1 2024 to Q2 2026, from its SEC filings. Year-over-year growth: 10.6% in Q2 2024 to 16.5% in Q2 2026. [9]*

## The print to watch

Airbnb reports around November 5, the last results before the rules bind, with management [guiding to low-double-digit growth in nights and seats booked](https://finance.yahoo.com/markets/stocks/articles/changed-airbnbs-story-202332679.html) (Airbnb's headline booking metric, counting overnight stays and flight seats) [6]. Watch two numbers after that: average cleaning fees on self-managed listings, and net listings.

A guest-side win that raises host-side cost, at 38.6 times earnings, is a bill someone has to sign for [6].

## Takeaway

Airbnb's chore ban shifts the cost of the turnover clean onto hosts from November 20; watch cleaning fees and net listings after the November 5 print.
