# American Tower's $55 million guidance raise is all data centers as tower revenue falls 3.3%

> American Tower's Q3 2026 filing, out this morning, raises full-year property revenue guidance by $55 million and every dollar of it comes from CoreSite's data centers. The stock just rallied to a 52-week high on a SpaceX tower rumor the filing does not yet answer.

The wires will call this a steady quarter from a tower REIT. Read [the 8-K filed this morning](https://www.sec.gov/Archives/edgar/data/1053507/000105350726000154/0001053507-26-000154-index.htm) and it is a different announcement: [American Tower](https://theinference.org/markets/companies/american-tower)'s growth story is now its data center business, and the tower business is holding still [1]. The full-year property revenue midpoint rises $55 million, attributed entirely to Data Centers outperformance; the Adjusted EBITDA midpoint, which is the tower business, was left unchanged [1].

## What the filing actually says

Data center cash revenue grew 16.3% year over year, and the segment's property revenue is guided to grow about 16% for the full year, the fastest of any segment [1]. Tower leasing was the missing half: organic tenant billings growth was 1.1%, and U.S. and Canada tower revenue actually fell 3.3% [1]. Net income fell 14.4%, though that is mostly non-cash unrealized losses on equity investments; AFFO per share, the measure REIT investors actually use, rose 3.2% to $2.87 [1].

*Chart: **Data Centers grew fastest in Q3 2026 while U.S. tower revenue shrank** Bar chart of Q3 2026 property revenue growth by segment: Data Centers 17.4%, Africa & APAC 15.4%, Latin America 10.4%, Europe 5.9%, total property 4.5%, U.S. & Canada negative 3.3%.*

Meanwhile management is restructuring around the split. The Board authorized an additional $2.0 billion of buybacks on October 23, and the company agreed in the quarter to sell its Canadian tower operations for about $202 million [1]. That is a company shrinking its tower footprint while signaling confidence in the data center platform. It reads like someone feeding the asset AI investors want and pruning the one they don't.

## Which company did you buy?

Friday's rally, and much of the 52-week high, was bought on [a Bloomberg report that SpaceX is in talks for roughly 80,000 U.S. cell sites](https://moneycheck.com/american-tower-amt-stock-pops-after-report-on-spacex-cell-site-talks/), a multibillion-dollar tenant opportunity for tower owners [2]. No lease exists yet; that is a rumor about towers. The quarter that just landed shows the AI load is real, contracted and growing double digits in the data centers [1]. If you own this stock for AI infrastructure, you own CoreSite wearing a tower REIT's valuation. The filing agrees with you. Friday's rally was buying a different tenant.

I think the AI buildout is the most investable story in markets, and CoreSite's interconnection-focused platform is a genuine way to hold it. But be honest about which link you own: the growth is in the data centers, and the [SpaceX](https://theinference.org/markets/companies/spacex) tenant is still a phone call, not a contract.

## Takeaway

All of American Tower's full-year revenue guidance raise came from its CoreSite data centers, which grew 16.3% year over year, while U.S. and Canada tower revenue fell 3.3%. The stock is at a 52-week high on a SpaceX tower rumor, not on a signed lease.
