# Cipher's first Barber Lake rent decides between Wells Fargo's $25 and Morgan Stanley's $51.50

## Seven hundred megawatts signed, first rent this quarter

On September 25, [Cipher amended its Fluidstack lease at Barber Lake](https://www.marketscreener.com/news/cipher-digital-expands-barber-lake-lease-term-to-20-years-increasing-revenue-to-over-9-billion-ce785adfdc80fe25), a 300-megawatt campus in Colorado City, Texas: 10 years becomes 20, site revenue rises from $3.8 billion to more than $9 billion, and an unnamed AI lab is bound to [a second decade worth about $5.2 billion](https://finance.yahoo.com/technology/ai/articles/cipher-digital-inks-5-2b-230736586.html) [4][5]. Tenant change orders spread hall deliveries from Q4 2026 into Q1 2027; first rent is expected inside the fourth quarter [4].

The Fluidstack deal joins 100 megawatts for [Amazon](https://theinference.org/markets/companies/amazon) Web Services at Stingray and 300 at Black Pearl, both 15-year leases: 700 megawatts and $16.5 billion under contract [5]. Wells Fargo reads the extension as [average rent of $153 per kilowatt-month](https://finance.yahoo.com/video/wells-fargo-says-5-ai-232923334.html) in the first decade, rising to $209 in years 11 to 20 [1].

## Management's case: funded, fixed-rate, on track

Claimed, not audited: Cipher bears the first $359.3 million of Barber Lake costs above the original budget, and the tenant reimburses half of anything beyond that over 20 years at a contracted return [4]. Management told Rosenblatt the overrun fits the balance sheet without new debt or equity [6]. Existing projects ride five-year fixed-rate debt [3], and CEO Tyler Page expects all 477 megawatts potentially available in 2027, at Odessa, Reveille and Ulysses, to be signed [3].

## Credit repriced the sector's promises

This week's selloff turned on [an accounting gap](https://forkast.news/openais-revenue-appears-20-billion-lighter-than-reported-and-the-gap-is-accounting-not-demand/): [OpenAI](https://theinference.org/markets/companies/openai) told investors annualized revenue runs near $50 billion, not the $68 billion widely reported in September, which had counted gross partner pass-through [7][8]. [Nvidia, Oracle and CoreWeave fell 3% to 8%](https://www.cnbc.com/2026/10/08/open-ai-revenue-nvidia-oracle-coreweave.html), and the 10-year Treasury sits at 5.23%, near a 24-year high [2][7]. Wells Fargo counts [more than $20 billion of sector debt coming](https://finance.yahoo.com/technology/ai/articles/wells-fargo-keeps-ai-hpc-153010388.html), with AWS- or NVIDIA-backed bonds paying 6.8% to 7.2% against 8% to 9% for [CoreWeave](https://theinference.org/markets/companies/coreweave)- or [Oracle](https://theinference.org/markets/companies/oracle)-grade paper [9].

Cipher walks into that market with [just over $6 billion of debt as of June 30](https://www.sec.gov/cgi-bin/browse-edgar?action=getcompany&CIK=0001819989) [3], [98.7% of its market value](https://finance.yahoo.com/markets/stocks/articles/risky-cipher-digital-stock-213333419.html) [10], after second-quarter revenue of $24.84 million missed estimates by 21.7% [3]. Revenue has fallen four straight quarters as mining is decommissioned for data-center rent [11], and management flagged widening credit spreads and construction inflation on its August call [10].

## The first three leases are already funded

The bulls answer that Cipher's first three leases are fully funded through secured debt and contributed equity, so financing risk now sits on the next round of deals, not the signed backlog [1][9]. Rosenblatt [kept its $30 Buy](https://finance.yahoo.com/markets/stocks/articles/rosenblatt-keeps-30-cipher-target-171204052.html), reading the renewal as locked in on the terms the original deal already implied, with escalators near 3% a year [6]. Barber Lake holds ERCOT approval for its full 300 megawatts [6], and Wells Fargo's greatest near-term opportunities for new leases sit at Odessa and Ulysses [1].

## The tape still rules below every target

Cipher's $10.39 billion enterprise value is roughly 13 times the $793 million of average annualized net operating income management projected in August for its three leases through 2036, a figure set before the extension [3]. Even on that bull math, the shares sit below the Street's $18 low, little more than a quarter of Morgan Stanley's number [2][3]. A lease is a promise with lawyers; a rent check is a fact.

## October rent, November print, December grid

First Barber Lake rent falls due inside Q4, on halls that have already slipped once [3][4]. Third-quarter results are expected in early November [3]. December brings ERCOT's final Batch Zero designations on Cipher's other 3.2 gigawatts [6], while Odessa's power contract runs only through July 2027 and its lease, in Page's August words, needed signing "in the coming couple of months" [3]. The grading starts this month.

## Takeaway

Cipher's 20-year Barber Lake lease more than doubled contracted revenue to over $9 billion, yet the stock closed below the Street's $18 low after an OpenAI accounting gap and near-24-year-high Treasury yields repriced AI credit. The first rent check, due this quarter, is the test both banks' targets hinge on.
