# Johor's grid cannot keep up with AI, so YTL Power is buying 1,623 acres at Port Klang

> The Malaysian utility that brings its own megawatts to Johor's AI data centers has taken 35% of a RM934 million venture turning oil-palm land in Klang into an industrial park. The filing tests the idea that the next scarce asset in AI infrastructure is land with power already attached.

YTL Power International has taken a 35% stake in a venture that will pay RM934 million for 1,623 acres of oil-palm land beside Port Klang, under [a shareholders' agreement filed with the Bursa Malaysia exchange](https://theedgemalaysia.com/node/823833) today, October 29, 2026 [1][2].

Read it as an infrastructure move by the listed utility arm of [Malaysia's Yeoh family](https://theinference.org/article/malaysia-s-yeoh-family-seats-12-heirs-on-its-boards-amid-a-10-5-billion-ai-power-bet): the company is buying ground ahead of the grid, on the argument that in AI-era Malaysia the connection is what runs out first [4]. The seller, plantation group SD Guthrie, books a large gain and sheds debt; the development risk lands with the buyers [1].

## The bottleneck has moved from generation to the grid

BMI, a Fitch Solutions research unit, projects that data centers in Johor, the country's AI hub, will absorb [more than 90% of the additional electricity Peninsular Malaysia generates by 2031](https://www.edgeprop.my/content/1917987/johor-data-centres-could-consume-over-90-peninsulas-additional-power-generation-2031-bmi) [4]. Tenaga Nasional, the national utility, plans RM43 billion of grid upgrades [4].

BMI's point is timing: grid infrastructure takes considerably longer to build than the data centers waiting for it, and projects without a connection date are already slipping [4]. Malaysia has also begun charging third-party suppliers [a fixed fee to move firm power across the grid](https://www.pv-magazine.com/2026/09/21/malaysia-sets-fixed-grid-charge-10-year-contracts-for-corporate-solar/), a cost that rewards whoever arrives with supply of their own [6]. Nationally, [the government's outlook with the 2027 budget puts data-center power needs at 12.9 gigawatts by 2030](https://www.msn.com/en-us/news/other/peninsular-malaysia-power-use-seen-up-49-in-2027-on-data-centre-growth/ar-AA2dS38i) [5].

## YTL Power's answer is land with power already attached

The company has spent this year assembling powered ground in Johor. Its [Nvidia](https://theinference.org/markets/companies/nvidia)-partnered Kulai campus has 300 megawatts running [7]. A second campus of 1.2 gigawatts is starting at Sedenak, on land bought with an option over hundreds of acres more [7].

Bukit Kerayong is that playbook's first move outside Johor. The vehicle runs for an initial 15 years, pairing YTL Power with privately held Bumi Assets, whose owners no deal document profiles, and leaving the seller a minority stake [1][2]. The site is linked by the West Coast Expressway and sits close to Port Klang's Northport and Westports terminals, and managing director Yeoh Seok Hong says the group will bring its power, water, telecommunications, AI and cloud computing expertise to industrial growth there [1][3].

## The filing secures ground and names no tenant

The land is zoned residential and still under oil palm; conversion needs the Estate Land Board and the Ministry of Economy, with completion pencilled in for the first quarter of 2027 [1]. [No tenant, power purchase or data-center commitment appears anywhere in the announcement](https://themalaysianreserve.com/2026/10/29/sd-guthrie-to-reap-rm586m-gain-from-rm934m-land-sale-to-ytl-power-led-joint-venture/) [1].

That is the risk YTLPOWR holders are asked to carry. YTL Power plans to double data-center capacity to 2.4 gigawatts by 2030 [7]; this venture adds industrial land to that story, and if AI-driven demand stays jammed in Johor, the land becomes a slow property development inside a company whose growth story is compute. The signal to Tenaga is that its wiring schedule is now something customers work around [4].

## Early ground collects the rent

The chain still points one way: compute demand is outrunning wire-building across the region, and whoever holds powered ground when that demand lands collects the rent. YTL Power paid full valuation to be early. On the evidence, that is where the reward belongs.

## Takeaway

YTL Power is paying full valuation, RM934m for a 35% piece of 1,623 acres at Port Klang, to hold ground with power attached before Malaysia's grid can deliver it; the filing names no tenant, and completion waits on land-conversion approvals pencilled in for early 2027.
