# MARA is spending its bitcoin to buy time for AI leases it hasn't signed

> MARA Holdings is funding its turn from bitcoin miner to AI landlord out of its own coin treasury, with no tenant signed yet. Two dates, November 30 and December 31, will show what that spending bought.

Last week [MARA Holdings](https://theinference.org/markets/companies/marathon-digital-holdings) [moved 996 bitcoin, about $81 million](https://www.coindesk.com/markets/2026/10/09/mara-transfers-usd81-1-million-in-bitcoin-to-galaxy-digital-as-strategy-pivots-to-ai), to a wallet linked to Galaxy Digital, the crypto bank, and has not said what the coins are for [1][2][3]. The transfer itself is small. The strategy around it is not: a bitcoin miner is spending down the only asset its old business produced to build the new one, AI data centers, before a single tenant has signed, and shareholders are carrying the distance between the two.

## The treasury is the bridge, and it is getting shorter

MARA [sold 23,093 bitcoin for about $1.63 billion in the first half of the year](https://theclarity.today/story/mara-s-bitcoin-treasury-fell-29-before-the-81m-transfer-bfb37c98), leaving 35,577 coins on June 30, down 29% in a year [1][4]. In August it borrowed $600 million from two crypto lenders against 18,750 more, over half of what remained, partly to pay for Long Ridge, an Ohio power plant it wants to own [4]. A Galaxy wallet can mean a sale, a loan or plain custody; the blockchain cannot say which [4].

## Twelve quarters of cash burn

Mining cannot fund any of this. The business has burned cash in twelve straight quarters [5], and June's headline loss included $343 million of paper markdowns on the coins themselves [6].

*Chart: **MARA has burned cash in twelve straight quarters** Line chart of MARA's quarterly free cash flow from Q3 2023 to Q2 2026, negative in every quarter, between roughly minus $0.08 billion and minus $0.5 billion.*

This is the last liquid asset of the old business being spent to buy time for the first signature of the new one.

## The pivot is sound. The signature is missing.

The direction is right, and it was never really about the coins. AI builders need electricity, and [a miner's durable asset is its grid connection](https://theinference.org/article/cipher-s-first-barber-lake-rent-decides-between-wells-fargo-s-25-and-morgan-stanley-s-51-50). MARA's [venture with Starwood Capital targets about a gigawatt of near-term AI capacity](https://www.tradingview.com/news/tradingview:a6342ca5a993f:0-weekly-recap-mara-996-btc-move-to-galaxy-digital-and-1gw-starwood-ai-deal/) [2][7], and Chairman and CEO Fred Thiel says the builds will be 80% debt-financed, with [two signed leases by December 31](https://www.tikr.com/blog/maras-ceo-expects-two-ai-leases-by-year-end-heres-what-the-stock-needs-to-show-before-december-31) [8]. MARA does not announce letters of intent, so the first public evidence of the pivot will be a signature. As of Clear Street's October 2 note, there was none [8].

## The debt window narrows while the clock runs

The banks are pricing the gap, not the gigawatts. JPMorgan cut MARA to Underweight at $11 in September, arguing the Starwood structure leaves the company only part of the value; [Morgan Stanley](https://theinference.org/markets/companies/morgan-stanley) followed at $10, against a consensus near $18 [8][9]. The credit backdrop behind those cuts is real: [Treasury yields sit at their highest since 2007](https://www.cnbc.com/2026/09/27/debt-hungry-data-center-companies-increased-risk-bond-yields-spike.html), and one lender told CNBC the roster of neoclouds, the smaller AI cloud operators, worth financing has roughly halved [10]. A plan that leans on 80% debt meets that market head-on. Thiel [sold his own shares in early October under a pre-arranged plan](https://www.ad-hoc-news.de/boerse/news/corporate-news/mara-holdings-stock-faces-a-ceo-share-sale-after-weak-q2-results/70226668) [6].

## Two dates settle it

Long Ridge can be terminated if it has not closed by November 30, the lease deadline is December 31, and third-quarter results arrive on November 11 [6][8]. Leases signed near the yields Thiel has sketched would mean the treasury bought a transformation cheaply; leases that slip into [a costlier debt market](https://theinference.org/article/coreweave-bonds-hit-a-record-14-5-yield-as-six-ai-cloud-stocks-sink-gartner-sees-80-gone-by-2030) would leave shareholders with a shrinking, half-pledged stack and a promise. The turn from mining to AI is the right turn. The reward belongs to whoever converts powered land into a signed tenant, and MARA has weeks to prove it is that builder.

## Takeaway

Two dates, November 30 and December 31, decide whether MARA's shrinking, half-pledged bitcoin stack converts powered land into signed AI leases before the debt window closes.
