Microsoft tightens oversight of IREN, Nebius and Nscale; lenders hold the bill on their unfinished halls

Microsoft, the biggest tenant in AI computing, has started auditing its outside builders: a report on tightened oversight of IREN, Nebius and Nscale, plus a lapsed Nscale expansion option, sent the GPU-cloud suppliers down 9 to 21 percent ahead of IREN's earnings tonight. The borrowed money behind their unfinished halls is what the audit really tests.

The suppliers paid for Microsoft's caution

The AI-infrastructure trade flipped on Thursday from rewarding Microsoft's−0.78% — Microsoft, down 0.78 percent today caution to punishing its suppliers, after Bloomberg reported the company is tightening oversight of its outside data-center builders 1.

IREN+18.69% — IREN, up 18.69 percent today, the Australian-listed company building GPU halls for Microsoft at Childress, Texas, fell as much as 18 percent 1; Cipher Digital+11.94% — Cipher Digital, up 11.94 percent today, a landlord with data-center campuses across Texas, lost 21 percent, and CleanSpark+5.28% — CleanSpark, up 5.28 percent today, a bitcoin miner with Texas expansion plans, fell 15 2; and CoreWeave+6.50% — CoreWeave, up 6.50 percent today, the largest of the listed neoclouds, the smaller cloud firms that rent out GPU capacity, sank 9 3. The market cheered this discipline on Wednesday; it repriced the builders a day later.

Microsoft audits delivery and lets an option lapse

Bloomberg's report names IREN, Nebius+7.39% — Nebius, up 7.39 percent today (another listed neocloud, down more than 13 percent) and Nscale, a London startup backed by Nvidia+4.05% — Nvidia, up 4.05 percent today that filed in September for an IPO reported near $35 billion 4 5. Microsoft met IREN last week and agreed a revised timeline that could push the Childress campus back weeks or months, after cabling faults, an April generator fire and August hardware-delivery delays, and it is debating whether to sign new third-party cloud deals at all 1 4.

Separately, Microsoft decided months ago not to exercise an option to more than double its Nscale lease in Ward County, Texas, roughly 500 megawatts the Financial Times valued in the tens of billions 5 6. Microsoft still stands for about 42 percent of Nscale's $103 billion of contracted value 7, against a $1 billion first-half net loss on $141 million of revenue 5. Once Microsoft checks delivery, a signed contract starts paying only when the halls are finished.

That schedule was financed with debt. IREN spent $1.98 billion on construction in the June quarter against $137 million of revenue, its filings show 9, with four of seven Microsoft GPU deployments delivered on hardware financed at 6.0 percent 3.

The evidence points to slower building, and two reports test it

Nothing here shows demand for computing falling. Microsoft kept the underlying Nscale contract 6 and holds right of first refusal on the unused Texas capacity 5; Nscale says the rejection leaves its $103 billion backlog untouched 8 and is in talks with other customers 6; and Riot Platforms+5.22% — Riot Platforms, up 5.22 percent today, a bitcoin miner, leased its Corsicana campus to an AI lab for $28 billion this week 2. Gartner−4.40% — Gartner, down 4.40 percent as of its last quote still expects 80 percent of neoclouds to be consolidated or shut down by the end of the decade 1.

Two reports now test the trade. IREN reports tonight on whether the three Childress deployments due this quarter hold, and whether billed megawatts turn into collected cash 3. CoreWeave follows on November 10 3. Tonight shows whether the first supplier still gets paid on Microsoft's schedule; November 10 shows whether the biggest can pay its lenders 3.

Microsoft supplier IREN tripled AI cloud revenue to $200 million; its $4 billion target slips to January

AI Cloud revenue tripled sequentially to $200 million and the backlog stands at $20.3 billion, yet the $4 billion run-rate target slipped to January or February. The build converts on schedule; the calendar and the uncommitted $6 billion are the open questions.

Nebius has 5 GW of power signed and about 200 MW billing: the ladder that sets its ARR guide

Nebius's capacity is counted in gigawatts while its revenue arrives in megawatts. Working the ladder from contracted to connected to billing power shows what the December guide really assumes, what a customer prepayment is, and why the debt market already ranks the neoclouds.

Crusoe says it cut switchgear lead time 40% and borrowed $700 million against turbines

Crusoe, the company behind OpenAI's Abilene data center, now builds the electrical gear that decides when a hall can be energized, and has drawn $700 million of debt secured by power equipment. What gets tested next is the lead-time premium of ABB, GE Vernova, Eaton and Vertiv.

Voters restricted data centers in 37 of 38 ballot measures; AI buildouts now need consent

Voters restricted data centers in 37 of 38 decided local ballot measures on November 3. The capital for the AI buildout is still there; the consent is not, and that reprices every site in the pipeline.
