Applied Digital's Newest Tenant Is Itself: The Soluna Deal as Financing Template
The market read the Soluna joint venture as a new tenant for Applied Digital's Texas AI factory. The tenant is a company Applied Digital itself owns about 96% of, and the lease is a letter of intent.

Applied Digital−9.06% — Applied Digital, down 9.06 percent today (Nasdaq: APLD), the Texas-based builder of AI data center campuses, jumped 8.5% on Wednesday, October 21, 2026, on a deal the wire copy read as new demand: a joint venture with Soluna Holdings (Nasdaq: SLNH) to develop a 50-megawatt AI data center beside the 150-megawatt Briscoe Wind Farm in Briscoe County, Texas 15. Roth Capital added a Buy rating and a $35 price target the same morning 5.
Read the press release closely and the new tenant is not new at all. The anchor letter of intent comes from ChronoScale Holdings (Nasdaq: CHRN), the compute platform Applied Digital itself owns about 96% of, and the lease is non-binding 14. Applied consolidates the project company at 51% and ChronoScale at roughly 96%, so any rent the building produces moves between pockets of the same house 14. That is a financing structure, not a customer.
The revenue behind the rally is mostly construction work
Of the $341.9 million reported for fiscal Q1 2027, the quarter ended August 31, $183.5 million was tenant fit-out work, the construction billed to prepare space for tenants, and only $65.8 million was base rent 2. The company is also building faster than customers are paying in: a $236 million net loss in the quarter, a $2.01 billion free cash flow outflow, and $4.46 billion burned over the twelve months to August 31, against $6.48 billion of debt 24.
More than half of Applied Digital's quarter was construction work, not rent

Lenders like a contracted lease in a building. Shareholders should ask whether the tenant behind that lease can pay anyone else.
Soluna sold the site, Applied bought the story
Soluna's side of the trade is cleaner. It contributes land and power assets at its Dorothy 3 site near Silverton, keeps 49%, and pockets Applied's capital to develop a site that was waiting for demand to arrive 1. Its CEO John Belizaire has spent years arguing the constraint in AI is energy access, not chips; Wednesday's deal is that thesis sold to a buyer with money 1.
The counterpoint is fair: Polaris Forge 1 in Ellendale, North Dakota is fully leased to CoreWeave−8.88% — CoreWeave, down 8.88 percent today, an independent tenant, with 250 megawatts operating and $36 billion contracted across five campuses 4. ChronoScale also signed a real 50-megawatt Nvidia−3.95% — Nvidia, down 3.95 percent today GB300 deployment plan with Microsoft−1.31% — Microsoft, down 1.31 percent today 4. Affiliated demand is not automatically fake demand.
The dated test that settles it
Management wants about 250 megawatts of expansion leases signed by December; the fiscal Q2 report lands around January 5, 2027 3. If independent hyperscalers sign, the affiliated-tenant question dies. If January shows another quarter of construction burn and no new names, Wednesday's 8.5% was the market buying Applied Digital's own rent check 3.
